What is 40b and how do I apply?

Mosaic Commons is a 40b project. Chapter 40B is a MA state law to help address the shortage of affordable housing in Massachusetts by encouraging developments in which at least 20-25% of the units are affordable for low- and moderate-income buyers.

40B Home Prices

10 of our 34 units will be sold at reduced prices set by state guidelines, which make the homes affordable to families making 70% of the area median income.

  • $154,470 for a 2 bedroom home
  • $173,000 for a 3 bedroom home

Qualifying for 40B

You may qualify for a 40B home if

  • you have less than $75,000 in assets
  • you have not owned a house in the last three years prior
  • your household annual income is below
    • $46,300 for a single person
    • $52,950 for a 2 person household
    • $59,550 for a 3 person household
    • $66,150 for a 4 person household

Exceptions are available based on age, recent displacement, and other circumstances. If you think you might be eiligible but aren't sure, or are close and might need an exception, please let us know! We would be happy to work with you confidentially on your application.

Getting Involved

Mosaic Commons welcomes the participation of 40b applicants and home buyers. (Participation in the community is not required in order to apply for a 40b unit.) We invite you to join and participate in the group process and decision making as Associates of Mosaic Commons. 40b-qualified households are not required to make an initial contribution and pay reduced monthly dues of $20 per household.
