the lincoln property on page road is looking less likely. as many of you know it is roughly 7 acres with a possibility of another 3. right next door is a mega mansion which is priced at $2.8 mil. there are plans for another house to go next to that. karen, the realtor seemed skeptical about this property for us because of abutting issues.the seller is highly motivated but too long a process might change that. there is an 83.75 acres that wrap around the property that belongs to farrington memorial land which is a group home/half way house. there was an architect present, friend of karen's, town boards don't usually over ride strong abutter objections. we would need a variance for this property. there is both traffic noise from rt2 as well as heavy air traffic.we have to go 40B.
chris feels the neighbors are going to be a BIG problem, could potentially be legal situation, like the mega mansion proposed buyer suing the owner the property we are looking at. he made some sort of agreement when he viewed plans that had only two other estates proposed not 20 unit+.
as for the aquapoint septic system it will only work on land with private wells which is not page rd property.this system will not improve percablility which is what we need from an alternate system. it needs to pump 7-8,000 gallons per day into the soil.
okay onto the 2 acton properties. the first property we looked at has only 3.62 acres of land. price is $899,000 with a 2,944 sq. foot house. (w/o basement) no wetlands on property. built in 1979. it is slightly over priced according to karen. we would have to go 40B. the house is about half way back on the property. there are neighbors which could be an obstacle. there is some wetlands property in back of it that may be available b/c it is not buildable. chris will inverstigate with roland the possibilities.it has been on the market 34 days, if they lower the price it will probably move quickly.
the second acton is also on pope road in acton.6.4 acres on the edge of acton near concord. a LONG driveway, a lot of wetlands. been on the market 122 days. PRICE $1,025,000. the buidable envelope is in question, from walking it it seemed like 1.5-2 acres in a triangle shape. 3-4 neighbors who could have issues. there is conservation land in the back of this property. it is next to Demarie's farm. it is well water. gorgeous aesthetic.40B
