Plans for Common House to review before 3/17

Here are pdfs of many versions of the common house. As usual, if you like
different aspects of different plans, they can usually be melded.

CURRENT: this is the plan from schematic design. 4,934 SF

Reduced plans: All of these plans reduce the overall square footage of the
common house, in an attempt to address budget concerns. A ball park cost
for common house is $200 / SF

ALT A: deletes one kid's room and rotates rec. room - 4,790 SF
ALT A PRIME: same as above plus 2' from width of kitchen and great room -
4,616 SF
ALT X: same as above, minus 2' from entry, minus guest rooms - 3,850 SF
ALT Z: same as "X", but squared off, more economical foundation, etc.

Mechanical room revisions: The "current" plan was designed with the
assumption that a Mechanical Building would be built to the east of the
common house. The other assumption is that the CH is heated by a hydronic
distribution system. Boilers feed this system (one pellet, one gas). When
the district system was eliminated, it did not make sense to keep a separate
mechanical building, but rather to bring the mechanical space into the
common house. This could be accommodated in an expanded mechanical room on
the first floor next to the kitchen. This seems contrary to the attempts to
reduce the footprint, but MAY be the most economical. There is lots of
attic space but it is only good for locating air handlers, NOT boilers. IF
we switched to a duct system with gas fired furnace, we MIGHT be able to put
this in attic. Some basement space could probably be built for the same
price as the mechanical building. The basement would probably need
blasting, and good water mitigation. The following plans show these
alternatives:

ALT A WITH SB: Alternative A (above) with small basement area. Actually
this scheme MAY not meet code, as even small basements usually require two
stairs!!!
ALT A WITH BB: Alt A with big basement and two stairs. One of the stairs
can have ramp next to it to help bring bicycles down. There is even room
for some recreation space although natural lighting would not be readily
achievable.
BASEMENTS: These are the two basement plans to go with the schemes above.
ALT A WITH FFMECH: Alt A with Mechanical space on the first floor, (living
room is smaller, no storage closet) - 4,790 SF

KITCHEN: There are two kitchen plans. Both show some level of
incorporation of the feedback sent by the kitchen committee. One shows a
different door location which is needed for the first floor mechanical room
scheme. It might work well for other schemes too.

Attached are possible reductions to the plans. Below is a copy of your
suggestions with my text added in capital letters.

SCHEME CURRENT: AS APPROVED AT THE END OF SCHEMATIC DESIGN

SCHEME KID'S COMMITTEE-2: REVISIONS TO CURRENT SCHEME AS SUGGESTED BY KID'S
COMMITTEE.

SCHEME A:
A design or two combining second kids room and multi-purpose room
but with these features (plan A meets this so far):
-- large space should be mainly rectangular
-- try for space for "real" ping pong -- is there a way to show
"official" playing space needed?
-- keep door into laundry from outside as in orig plan
-- keep guest room smaller as in orig plan
-- keep outside door near guest rooms as in orig plan
-- it is not so critical where craft/storage closet is

SCHEME A-PRIME:
A design (perhaps combined with previous) where:
-- 2ft is cut width-wise out of great room & kitchen: NOTE: THIS SCHEME
SHOWS MOST OF THE REVISIONS SUGGESTED BY THE KITCHEN COMMITTEE

SCHEME X:
A design with much more extreme cuts:
-- eliminate dining niche (plan to build later)
-- eliminate guest rooms (plan to add on later)
-- could hub and entry way be smaller but still workable?
Perhaps it is best to show this with and without the additions? ADDITIONS
ARE DASHED IN GREEN, WHICH MAY NOT PRINT WELL, BUT CAN BE SEEN ON SCREEN.
I'VE TAKEN THE 2' OUT OF DINING & KITCHEN AS WELL.
