The monthly condo fees are set according to a yearly budget that we agree on by consensus. Once a budget is agreed on, fees are set for each household as a proportion related to the square footage of the home. ("Affordable" homes pay a reduced fee.)

The current fees for the available homes are listed on each home's detail page. For 2011, the fees range from $250 to $540 ($120 to $140 for affordable homes).

The property tax rate in Berlin in 2009/2010 is 13.10. To calculate taxes from the tax rate, multiply the tax rate by the home's value and divide by 1000. (The actual "value" is determined by the town, and is likely to be somewhat more than the home costs.)

Example:
Home value: $400,000 = 2010 taxes: $5240 per year
Home value: $200,000 = 2010 taxes: $2620 per year

(Some mortgage companies roll your taxes into your monthly mortgage bill. If not, you are required to pay taxes to the town twice a year.)
